The Largest “Shovel Ready” Industrial Site along Interstate 5

A new master planned 514-acre industrial site in Salem, Oregon is offering a premier location with immediate access to the I-5 Corridor. Mill Creek Corporate Center is located just 45 miles south of Portland, and is a joint development of the State of Oregon and the City of Salem. It is the region’s largest and most dynamic new development opportunity, with cost competitive sites close to major population centers in the Northwest.

The Class A Business Park is surrounded by open space and interpretive wetlands. The project offers large distribution sites, business and industrial parks, a commercial core offering restaurants, banking, and other services to the Corporate Center occupants. Current Status

FedEx - First MCCC Development Under Construction

FedEx Freight, a subsidiary of FedEx Corp. will be the first project completed at MCCC. Jones Salem LLC, a Kansas City developer, expects to complete the 50,000 sq. ft., state of the art distribution center by mid-August. The new Salem distribution centers is equipped with 28-service doors on a eight-acre site. It will help meet capacity needs in Oregon and the Pacific Northwest.

Phase IA

Master developer, Capstone Partners, plans to acquire and develop the bulk of Phase 1A (184-acres). Capstone will master plan, subdivide, and develop the property in phases, beginning with a 40-acre parcel in the northern portion. Expected to begin in 2009, Capstone’s first phase will include approximately 600,000 sq. ft. of business park, flex space, light industrial, manufacturing and a small amount of commercial/retail to serve the employees working at the site. The developer estimates their initial phase will provide 644 permanent jobs and a real market value of $52 Million.

Phase IB - Certified "Shovel Ready"

Cushman & Wakefield of Oregon, Inc. has been chosen as the designated broker of Phase 1B. This 146-acre site is ideal for a Manufacturing facility or Warehouse/Distribution Center. Phases 1B and 1C (52 acres) are "shovel ready" certified and are actively being marketed by SEDCOR, the City, and the State for development.
